This cottage has been on and off the market for a while. It was just reduced to $249,000. With great beach access and needing just a little work, this one should sell quick.  If you are looking for a beach cottage in this price range, this may be the one.  It also is located above the 500 year plain which is pretty rare for being this close to the beach.

Market Impacted By Irene

As expected the OBX real estate market was impacted by Hurricane Irene.  Sales transactions were down a little over 13% from the day of the storm in August until the beginning of October.  The largest segment affected was Hatteras Island.  This was expected because NC 12 on Hatteras Island was impassible during this time period.  Perhaps we’ll return to improved sales trend now that things are returning to normal.  Here’s a link to this month’s detailed OBX Market report: http://r.b5z.net/i/u/10116302/f/marketindicatorsoct11.pdf

Great Nags Head Value

OBX Real Estate Market Update

Hurricane Irene impacted sales last month.  Page 3 of the report shows a significant reduction in sales agreements compared to August of 2010.  Despite this bad weather event, there was still plenty of good news to report.

Killer Ocean views and great beach access

This house has been on the market a while and was just reduced. It is not my listing but I think it is a real sleeper. It has great ocean views and the access is just one lot away.  It is also close to the Wright Memorial Bridge so if you are coming from Hampton Roads it would be a great weekend spot.  The negative about it is it needs a ton of updating.   The bones are good but the rest is old.
